Bram: Poeh, kijk nou die prijzen, Mieke. Een huis kopen in Nederland… Ik zou niet eens weten waar ik moet beginnen.
Phew, look at those prices, Mieke. Buying a house in the Netherlands… I wouldn’t even know where to start.

Mieke: Haha, het lijkt ingewikkelder dan het is. Het zijn eigenlijk gewoon een paar vaste stappen. Wel belangrijk om die te weten voor je KNM-examen.
Haha, it seems more complicated than it is. They’re actually just a few fixed steps. It’s important to know them for your KNM exam.

Bram: Oké, leg maar uit. Wat is de allereerste stap, behalve heel veel sparen?
Okay, explain it then. What’s the very first step, besides saving a lot?

Mieke: Nou, als je een huis hebt gevonden dat je leuk vindt, ga je eerst kijken. Dat noem je een bezichtiging.
Well, if you’ve found a house you like, you first go look at it. That’s called a viewing.

Bram: Logisch. Je wilt zien wat je koopt. En als je na de bezichtiging denkt: dit is het! Wat dan?
Makes sense. You want to see what you’re buying. And if after the viewing you think: this is it! What then?

Mieke: Dan doe je een bod. Dat is het bedrag dat je voor het huis wilt betalen.
Then you make an offer. That’s the amount you want to pay for the house.

Bram: Oké, een bod. En stel, de verkoper accepteert mijn bod. Dan ga ik meteen naar de notaris, toch? Om het officieel te maken?
Okay, an offer. And suppose the seller accepts my offer. Then I immediately go to the notary, right? To make it official?

Mieke: Nee, wacht even. Dat is een veelgemaakte fout. Ná het accepteren van het bod, tekenen koper en verkoper eerst de koopovereenkomst. Dat is een heel belangrijk document.
No, wait a minute. That’s a common mistake. After the offer is accepted, buyer and seller first sign the purchase agreement. That’s a very important document.

Bram: Een koopovereenkomst… dus een contract. Maar op dat moment heb ik het geld toch nog niet? Ik moet toch eerst een lening aanvragen?
A purchase agreement… so a contract. But at that point I don’t have the money yet, do I? I still have to apply for a loan first, right?

Mieke: Precies. Daarom is de volgende stap het financieren van de woning. Meestal met een hypotheek. In de koopovereenkomst staat bijna altijd dat je de koop kunt annuleren als je de financiering niet rond krijgt.
Exactly. That’s why the next step is financing the property. Usually with a mortgage. The purchase agreement almost always states that you can cancel the purchase if you don’t secure the financing.

Bram: Ah, gelukkig. Dat is een stuk veiliger. Dus: bezichtigen, een bod doen, koopovereenkomst tekenen, en dan de financiering regelen. Wat is dan de allerlaatste stap?
Ah, thankfully. That’s much safer. So: viewing, making an offer, signing the purchase agreement, and then arranging the financing. What’s the very last step then?

Mieke: Als de financiering geregeld is, dan ga je pas naar de notaris. De notaris zorgt voor de officiële overdracht. Dan wordt het huis echt van jou en krijg je de sleutels.
Once the financing is arranged, only then do you go to the notary. The notary handles the official transfer of ownership. Then the house truly becomes yours and you get the keys.

Bram: Oké, dus die laatste twee dingen… de koopovereenkomst en de overdracht. Wat is precies het verschil? Klinkt een beetje hetzelfde.
Okay, so those last two things… the purchase agreement and the transfer of ownership. What exactly is the difference? Sounds a bit the same.

Mieke: Dat is een goede vraag. De koopovereenkomst is de schriftelijke afspraak, het contract. De overdracht bij de notaris is de laatste, officiële actie waarbij het eigendom van het huis echt naar jou overgaat. Onthoud die twee goed.
That’s a good question. The purchase agreement is the written agreement, the contract. The transfer of ownership at the notary is the final, official action where the ownership of the house truly transfers to you. Remember those two well.

Bram: Koopovereenkomst is de belofte op papier, overdracht is de echte handeling. Duidelijk.
Purchase agreement is the promise on paper, transfer of ownership is the actual act. Clear.

Mieke: Even een tip voor je examen: je krijgt vaak een vraag waarbij je de stappen van een woning kopen in de juiste volgorde moet zetten. Het is dus heel belangrijk dat je precies weet wat eerst komt.
Just a tip for your exam: you often get a question where you have to put the steps of buying a house in the correct order. So it’s very important that you know exactly what comes first.

Bram: Oké, dus als ik een vraag krijg over een huis kopen, moet ik de volgorde onthouden. Dat is: bezichtiging, bod, koopovereenkomst, financiering regelen, en als laatste de overdracht bij de notaris.
Okay, so if I get a question about buying a house, I need to remember the order. That is: viewing, offer, purchase agreement, arranging financing, and finally the transfer of ownership at the notary.

Mieke: Helemaal correct. Als je die stappen onthoudt, kun je die vraag goed beantwoorden.
Absolutely correct. If you remember those steps, you can answer that question well.

Bram: Top. Nu weet ik de stappen. Nu alleen nog het geld vinden, haha.
